Flex-Lots

Flex-Lots are a first in the Town of Gilbert. The Engineering Department and Planning Department have made special arrangements with Scott Homes to enable the proper recording of ownership for the lot extension parcels.

 

Choosing a lot is one of the first things that a future homebuyer must do. The decision often balance a number of factors -- lot size, proximity to desirable places (schools, parks, etc.), distance from less desirable places (large streets, bright lights at night, etc.), and so on. It is always a compromise of some sort.

We have devised the Flex-Lot system to help the decision be less of a compromise by letting the homebuyer first choose where they would like to live and then choose the lot size (within limits). The buyer of a lot where the lot behind has not yet been purchased, can choose the depth of the lot and, therefore, its size. The standard lot is 120' deep, but one may purchase one or two 15' lot extensions resulting in a 135' or 150' deep lot. This sets the lot size for the lot behind.

Flex -Lots allow for greater choice in lot size and location for home buyers.

The typical width of a lot is 62'. Corner lots are wider and there are a few odd shaped lots that are larger still. Nevertheless, the goal of the project is a simpler life, so you won't see huge lots that require more time to maintain. Instead, there is abundant public open space.

Note:

The first person to buy does set the lot size for the lot behind theirs. The buyer of that lot can not choose a different size. Furthermore, one buyer or the other or both must purchase the extensions so that no tract is left orphaned between the lots.
