Bungalow Units

As far as we know, no other development within the Town of Gilbert allows for more than one dwelling unit on a residential lot. It is a common occurence in older towns and cities and helps create affordable housing and flexibility for families.

 

A unique feature of Agitopia is that the zoning allows for more than one dwelling unit on a lot. This means that the owner of the lot can live in the main residence and have a smaller unit for elderly parents, a college age son or daughter, or even as a rental unit. This gives families a huge amount of flexibility not offered in other areas. Nearly all lots can have an auxiliary dwelling unit incorporated into their optional detached garage. Certain lots (about 25 in the first phase) can have a special sort of auxiliary dwelling unit we call a "Bungalow Unit".

A Bungalow Unit is a separate little house (about 800 sq. ft.) that is placed on the back of lots that do not back up to another lot. These are lots on the green belt or with a street at the back of the lot. The Bungalow Unit faces the green belt or the secondary street. This unit is planned to be offerd in three different floorplans. The first is as a two bedroom home, the second is a business office, and the third is a pool house designed for recreational purposes.

These units feature matching architecture to the main home. Below is an example of a Spanish Eclectic style Bungalow as seen from the porch of the main house and from the street.

While it is preferable to build the Bungalow Unit at the time the main home is built, one may construct one later on lots that are designated Bungalow Lots. Smaller units can be located on most of the Classic Sreies Lots, as well. The design and construction of such Bunglow Units is under the control of the Town of Gilbert and the HOA's Architectural Review Board.
